The Job Description & Solution
Christian attended Kylee’s property to conduct a full inspection and found several issues that needed attention. In the bathroom located on the right side of the house, he noticed significant rust on the flexi hoses of the basin mixer. However, there were no issues observed with the toilet.
In the laundry area, Christian discovered that while there was no visible rust on its flexis, he could not test its operational performance as there was no washing machine connected at that time.
Moving on to the front left bathroom (ensuite), both basin mixers were in good working condition with no signs of rust present on their flexible hoses. The in-wall cistern toilet also flushed and refilled properly. The shower operated correctly without any leaks while only minor contact between bath mixer handle and bath edge was noted – but it remained functional nonetheless.
In contrast to these findings, Christian encountered some maintenance issues in the back left bathroom where one basin mixer appeared slightly loose while another had drainage problems. However,the toilet, shower,and bath all functioned well without any notable issues.
Upon inspecting the kitchen, Christian found that the mixer tap was functioning correctly with no rust present on its flexible hoses. However, he noticed that the filtered water tap only allowed a small trickle when turned on as it was isolated from the main supply.
A general water pressure test showed a level of approximately 400 kPa and no movement in the water meter, indicating there were no leaks in the pipework. However, Christian did note that Kylee’s hot water system was 16 years old and had reached its expected service life. While there were slight separations observed on the tank, all valves appeared to be in acceptable condition. The temperature measured at 41 degrees Celsius which is below normal levels – this could be due to age or a malfunctioning tempering valve.
